So I’ve been in the complex for a year. My roommate had to leave such is life. So I need a new roommate no problem.. Here’s what happens.. Maria approves the new person because she’s cool. But Jonathan shoots down the potential roommate because of no rental history and because I would be the leaseholder I would need to make 3 and a half more income than the rent.. If I made that much I wouldn’t be living in this place?? Duh?? But I’ve seen units where people are coming in and out and the management has no clue ?? I tried to do the right thing . The rent was always paid on time. So what’s wrong with bringing someone else in that qualified?? I know.. they don’t want you to continue a lease when you got a great fair deal. They want you OUT so they can Jack up the rent. Plain and simple. And he was so smug about it..
Then tells me Maria didn’t know that occupants aren’t cannot be responsible after I wasted 2 months trying to find a new roommate?? “I’m so sorry..”
Since I relocated here from across the country in August, everything from the approval process to settling in has been fantastic. The apartments are remarkably quiet, the staff is wonderfully accommodating, and having security on-site at night is reassuring. Ron, the maintenance guy, is incredible; he promptly handles any task that needs attention. Overall, I’m thoroughly pleased with my stay here.
I’ve been living here for over four years now and this place is pathetic. Seems nice on the surface, but deep down it’s trash. Apartments are constantly falling apart. Mailboxes has been broken into on multiple occasions, the front gates are either broken or left open constantly, and kids from neighboring complexes are always jumping over the fence and harassing tenants.
My apartment has flooded four times and the response by the staff has essentially been, “Nothing we can do. Deal with it”. No compensation, no attempt to fix the issue, just deal with the fact that your bedroom has been in your living and dining room for two weeks and you have no space to live, and your stuff has been ruined by water damage because of our failure. Find a place to live where the staff actually cares about the tenants and not the cash payout.
Edit: Since the apartment flooding with no compensation or compassion, my buildings fire alarm has been going off every night at 10:00pm with no end in sight and no attempt from the management to get it fixed. As of writing this, it’s the sixth night in a row. It’s gotten so bad that the fire department has even stopped showing up to fix the issue. Additionally, it takes over two hours for anyone from the maintenance to come out and turn the alarm off, even when we call right away. Which means I haven’t had a good nights sleep in my apartment for about a month now. Do not move here.
Second edit: Had my bike stolen from my balcony a while ago and my car got broken into last night. Apartment complex is fully aware of these theft and break in issues that has been a reoccurring problem with multiple tenants in the complex, but the management staff does nothing to prevent it. Just puts a notice on everyone’s door to remind us they’re not liable if it happens. But does nothing to help prevent it from happening like hiring security to survey the complex or install cameras. When I tried to call them to inform them, no one answered the phone during office hours yet again.
Living in my apartment has been an absolute delight since the day I moved in. I find solace in the serene atmosphere and appreciate the limited noise which is great when working from home. The amenities offered are nothing short of exceptional whether it’s the well equipped fitness center or the communal space each feature is appreciated.
What truly sets this apartment apart for me is the responsiveness of the maintenance team and management. Any concerns or issues Ive had are addressed promptly and efficiently, providing a sense of security and comfort. It’s a relief knowing that as a young woman navigating a new city my well being is a priority, and the swift response from the leasing office and maintenance team only solidifies that assurance.
Finding an apartment that not only meets but exceeds my expectations is a rare and refreshing experience. This not only meets my practical needs but goes above and beyond in creating a space where I feel secure and at home.
I’ve lived at Royal Palms for over two years now and really love this place. The complex is pretty quiet and has lots of green spaces for my dog to play. Also the maintenance crew is awesome, the grounds are well kept, and the employees make it feel like a community.

I moved to LV in late July 22 for a new job. Location was the priority and this location is 15 minutes to my job and 15 minutes to the strip so it's perfect. The application process was smooth and that was critical because after receiving my job offer, I came to town only for 4 days and needed to know I had a place before returning to the east coast to pack up. I appreciate Maria keeping in communication by email and phone to get everything settled.
I arrived after a 2500 mile cross country road trip. Needless to say, I was tired so Maria had the documents ready to sign then I got my keys and that was it. There were some small cleaning supplies and bathroom/kitchen items in the apartment when I arrived which was a nice touch. My apartment is a good size, has a full size w/d, microwave, and dishwasher. My living room and dining room windows look out over some rock garden landscaping which is cool. The noise levels are manageable. It's an apartment so some noise is expected, but no one is rocking out blasting music or anything like that. I also have a designated covered parking space which I love!
I had a couple of maintenance issues that were handled timely. I had a package in the office and while picking it up, I asked Maria to have the lock on my storage patio unit rekeyed, because my house key wouldn't open it. Sal came by shortly afterwards to handle it which I didn't expect as it wasn't an emergency or anything.
My neighbors are friendly and seem to be regular working folks like me just going about their business. I see the maintenance guys doing their thing regularly and we wave and greet each other when passing by. I try to be decent, respectful, and kind to others and I feel like the folks in the office, the maintenance guys, and my neighbors have treated me the same so I'm glad I found this place. Worst customer service from the leasing office. Maria and office managers allow you to process the application and admin fee but rush the process more than most apartments. Also the apartment is dangerous and have criminal acts around the complex and police are always there. I would stay far away from this complex all around
